Short answer: low pressure on a private well usually comes down to one of five things. A waterlogged or failing pressure tank, a pressure switch set too low or gummed up, clogged filters or sediment buildup, a worn pump that is losing capacity, or a leak somewhere between the well and the house. The pressure tank is the most common culprit and the least expensive fix, which is why a good technician checks it first.

How Your System Is Supposed to Work
Understanding the normal cycle makes the symptoms much easier to read.
Your pump does not run every time you open a tap. It fills a pressure tank, which holds water under pressure from a cushion of air inside a rubber bladder. When you turn on a faucet, that stored pressure pushes water to the house. As the tank empties and pressure drops to a set point, usually 30 or 40 psi, the pressure switch turns the pump on. The pump refills the tank until pressure reaches the upper set point, usually 50 or 60 psi, and shuts off.
A healthy system holds a steady 40 to 60 psi at the house. When pressure sags, it means the tank is not storing properly, the switch is not calling for the pump correctly, the pump is not delivering, or water is escaping before it reaches your fixtures.
Cause 1: A Waterlogged Pressure Tank
This is where we find the problem more often than anywhere else.
Inside the tank, a rubber bladder separates the water from a charge of compressed air. That air is what creates pressure. Over the years the bladder can rupture, or the air charge slowly bleeds off. Either way the tank fills with water and loses its ability to store pressure. The result is weak pressure and a pump that kicks on and off constantly, sometimes several times during a single shower.
Two things you can check yourself:
- Tap the tank. Knock on the side from top to bottom. The upper portion should sound hollow. If the whole tank rings solid, it is full of water and the air charge is gone.
- Listen to the pump. Rapid on-off cycling during normal use points to the tank almost every time.
Sometimes the tank only needs the air charge restored. Often the bladder has failed and the tank needs replacing. Either way it is one of the more affordable repairs on a well system, and it usually restores pressure immediately.
Cause 2: The Pressure Switch
The pressure switch is a small component mounted near the tank that tells the pump when to run. Two things go wrong with it.
The settings can simply be low for your household. A system set at 30/50 psi will feel weak to a family used to city water. Adjusting to 40/60 makes a noticeable difference, though the pump and tank have to be rated for it, which is worth confirming before anyone changes settings.
The switch can also fail. The contacts inside pit and corrode over time, and the small tube feeding it can clog with sediment. A switch that is not reading pressure accurately will not call the pump when it should. Switches are inexpensive parts, but the diagnosis matters. Replacing a switch when the real problem is the pump just delays the actual repair.
Cause 3: Clogs, Sediment, and Iron Buildup
Well water carries minerals, and over years those minerals accumulate in places that restrict flow.
- Sediment filters. A filter cartridge that has not been changed is the single easiest thing to rule out. If you have a filter housing, check it. A clogged cartridge chokes the whole house.
- Iron and manganese buildup. Common in Shenandoah Valley and Piedmont groundwater. It coats the inside of pipes and narrows them gradually, so the decline is slow enough that people stop noticing it.
- Scale in older galvanized pipe. Homes around Staunton and Culpeper with original galvanized plumbing can lose a substantial share of their interior pipe diameter to scale.
- Clogged aerators. If pressure is weak at one faucet but fine elsewhere, unscrew the aerator and clean it. That one is often a five minute fix.
- Screened well intake. Sediment can accumulate at the intake down in the well itself, restricting how much water reaches the pump.
If pressure is poor at every fixture in the house, the restriction is upstream. If it is poor at only one or two, start at those fixtures.
Cause 4: A Pump Losing Capacity
Pumps wear. Impellers erode from years of moving water with fine sand in it, and a pump can gradually lose the ability to deliver what it once did. Unlike a sudden failure, this is a slow decline that homeowners often adapt to without realizing it.
Signs pointing to the pump rather than the tank:
- The pump runs for long stretches without building pressure to the cutoff point
- Pressure drops sharply when two fixtures run at once
- The problem got worse gradually over a season or two rather than appearing suddenly
- You hear the pump running but pressure never reaches its normal upper range
There is a related possibility worth mentioning honestly: the well itself may be producing less than it used to, particularly during a dry summer. That is a different problem from a worn pump, and the distinction matters a great deal because the fixes are not the same. A pump that is fine but sitting in a well with a dropping water level needs a different answer than a pump that is worn out. This is exactly the kind of thing worth diagnosing properly before spending money.
Cause 5: A Leak Between the Well and the House
If the pump runs when nobody is using water, you have a leak. Water is escaping somewhere and the system keeps trying to rebuild pressure.
Underground leaks in the line running from the well to the house are common on older properties, especially where the line crosses a driveway or a field that has been driven over. They are also easy to miss, because the water goes into the ground rather than onto a floor.
What to look for:
- A patch of ground that stays green or soggy when everything around it is dry
- The pump cycling on at night with no water running
- An unexplained rise in your electric bill, since the pump is working far more than it should
- Any settling or soft spots along the path between the well and the house

How to Narrow It Down Before You Call
Five minutes of checking gives a technician a real head start.
- Is it every fixture or just one? One fixture points to an aerator or a supply line. All fixtures point to the pump, tank, or main line.
- Tap the pressure tank. Hollow on top is normal. Solid all the way up means the tank has lost its air charge.
- Watch the gauge. If there is a pressure gauge at the tank, note the pressure when the pump kicks on and off.
- Listen when no water is running. If the pump cycles on its own, suspect a leak.
- Check your filter. If you have one and cannot remember the last change, change it.
- Note when it started. Sudden change points to a component failure. Gradual decline points to buildup, a worn pump, or a dropping water level.
