      If you are buying a house in Augusta or Culpeper County, there is a reasonable chance it draws its water from a private well. For a buyer coming from public water, that changes the transaction in a way most people do not appreciate until after closing, because the well becomes entirely your responsibility the moment you own it. No utility maintains it, no one tests it for you, and nobody is going to call you when something is wrong.

      What a Well Inspection Should Cover

      Not every red flag is a reason to walk away. Several are ordinary and fixable. The point of finding them before closing is that the cost lands in the negotiation rather than in your first year of ownership.

      The Standard Home Inspection Does Not Cover the Well
    
                    &#xD;

  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
                      
      This is the single most common misunderstanding, and it costs buyers real money.
    
                    &#xD;

&lt;/div&gt;&#xD;

  &lt;p&gt;&#xD;

      A general home inspector will run a tap, confirm water comes out at reasonable pressure, and note that the property is on a well. That is not a well inspection. It tells you the system was working for the ninety seconds it was tested, which is a very different claim from the well being sound.

      Running a tap cannot tell you whether the well recovers under sustained demand, whether the pump is near the end of its life, whether the water is safe, or whether the casing is letting surface water in. Those require separate testing by someone who works on wells.

    Water can look and taste perfect and still carry bacteria. Contamination is not visible.

    A well can deliver strong pressure for ten minutes and run short after forty, which is what a household actually does to it.

      Treat the well inspection as its own line item alongside the home inspection, and schedule it inside your inspection contingency period.

      Water Quality: What to Test For

  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
                      
      On a private well, nobody tests the water but you. There is no annual report and no treatment authority standing behind it, which is exactly why this comes first.
    
                    &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
                      
      At minimum, test for total coliform bacteria and E. coli, which indicate whether surface contamination is reaching the water, and nitrate, which matters especially in agricultural areas and is a genuine health concern for infants. In this part of Virginia it is also worth testing for iron, manganese, hardness and pH, which are nuisance issues rather than safety ones but tell you what treatment the house may need.

      Yield and Recovery: The Test Most Buyers Skip

      Yield is how much water the well produces, usually expressed in gallons per minute, and recovery is how quickly the water level comes back after being drawn down. Together they answer the question that matters: will this well support the way your family actually uses water?

  &lt;/p&gt;&#xD;

      This is where a well can pass a casual look and fail a real household. A well that supported a retired couple may not support a family of five with a washing machine running most days, and it certainly may not support livestock or irrigation if that is your plan.

    Ask for a sustained draw test rather than a spot reading, since the interesting behavior appears over time, not in the first minutes.

    Consider how the property will be used. Adding animals, a large garden or more bathrooms changes the requirement significantly.

    Test outside a wet spell if you can. A well tested after a rainy month can flatter itself compared to how it behaves in August.

      The Equipment: Pump, Pressure Tank and Wiring

      The well itself may be sixty years old and perfectly sound, while the equipment attached to it is a much shorter-lived proposition. Buyers frequently inherit a pump that was already near the end of its service life.
    
                    &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
                      
      Find out the pump's age if any record exists, and have its performance checked rather than assumed. A submersible pump that has been in the ground for a long time is not a defect, but it is a foreseeable expense, and foreseeable expenses belong in a negotiation.

    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
                      
      The pressure tank is the other component worth attention. A waterlogged or failed tank makes the pump start and stop rapidly, which is called short cycling and which shortens pump life considerably. It is a comparatively small repair that prevents a much larger one, and it is easy to spot when someone is looking for it.

    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
                      
      Check the wiring and the wellhead itself too. The casing should extend well above ground level, the cap should be intact and vermin-proof, and the ground should slope away from it. A wellhead sitting in a low spot that collects water is an invitation for exactly the contamination you tested for.

      Paperwork, Permits and Property Lines

      Ask the seller for whatever documentation exists on the well. What you are hoping for is a well completion report showing depth, the depth of the casing, when it was drilled and what yield it tested at when new. That last figure is a useful benchmark against what it produces now.

    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;
&lt;div data-rss-type="text"&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
                      
      Older wells, particularly those drilled before permitting became routine, frequently have no records at all. That is common and is not by itself a reason to worry, but it does mean the inspection has to establish from scratch what the paperwork would otherwise have told you.

     you are buying. Shared wells and wells sitting just over a boundary exist, and they come with agreements you need to see.

      The value of doing this before closing is leverage, and it disappears the moment you sign.

      Findings generally fall into three groups. Things that are cheap and immediate, like a damaged well cap or a failed pressure tank, are usually straightforward to have the seller address or credit. Things that are expensive but predictable, like a pump nearing the end of its life or a casing that needs a liner, are worth quantifying and bringing into the price conversation. Things that are fundamental, like a well that genuinely cannot produce enough water for the household you plan to have, are the ones worth taking seriously as a reason to reconsider.

      What you should not do is treat a well problem as a mystery too complicated to price. Well work has no published price list, which makes it feel unquantifiable, but a contractor who inspects the well can tell you what the specific repair involves. An unknown is only unnegotiable while it stays unknown.
